Each duplex has one bathroom. Some units have a combined tub and shower, others have a stand alone shower beside the tub.
IcewaterManor offers comfortable and efficient living in our custom designed Duplexes. All units have 3 bedrooms, one bath and a single car garage.
Each unit features a spacious kitchen with hardwood floors and dining area.
Some units have carpeted hallway. Fixtures vary in color and brand.

Single Car Garage enters next to dining area. Some units have a carpeted Living Room.
All IcewaterManor Duplexes have a large walk in closet off of Primary Bedroom. In some units, the bedrooms are carpeted.

After your application is approved, a Security Deposit of One months rent is required. If you have a pet, an additional $100 security deposit is required at that time. The first month's rent is expected prior to receiving keys.
Utilities are all paid for by the tenant. Electricity, gas, water, sewer and garbage pick up average about $200.00 per month.
Cable TV and Internet are at your option and may add over $100.00 per month.
The Duplexes are all built on a crawl space, no basements. The crawl space may not be used for storage.
There are no fences around the yards.
The Duplex is about 1200 Sq. Feet. For your comfort, we suggest an occupancy limit of 2 adults and 3 children.
Automobiles: Single car garage and driveway ample for one additional car.

How do we choose our tenants?
Finding a great place is one thing, but what about affordability? Before signing the lease, there’s a lot to consider. Rental communities often use equations to determine what’s affordable for prospective renters. We use a 3 times rent calculator formula, meaning a renter’s monthly income should be at least 3 times what goes to paying rent.
With this formula, if rent is $1000.00, your monthly income should be $3000.00.
$1200.00 rent needs $3600.00.

Another available tool for your use is the 50/30/20 rule. It recommends that 50% of your income goes to living essentials (housing, utilities, groceries, etc.), 20% goes to savings (and debt repayment), and 30% is to spend on anything you like (like eating out, streaming services, etc.) Work out how much of your income should go towards your rent with the 50/30/20 rule.

Pets: Because of insurance restrictions, we can not allow dogs that are defined as an aggressive breed.

Local leash laws are in affect and must be observed when letting your dog outside.
Emotional Therapy Dogs of any of the above dog breeds must have certification and documentation to be considered.
No more than 4 pets, total, are allowed. Except for fish.
Fish tanks are allowed, but no more than 2 five gallon tanks.
Tenants with a pet must have renters insurance.
